Annual Dues

The Walnut Creek Homes Association is a not-for-profit corporation organized under the laws of the State of Kansas.  The Association was formed at the time the Walnut Creek subdivision was platted.  The Association's structure is outlined in the Walnut Creek Homes Association Declaration, which is included in the "Documents" portion of this website. 

The Association performs a variety of functions including:

  • Assessment and collection of annual dues as described in Article III of the Declaration.
  • Maintenance of Association common areas including mowing & landscaping services.
  • Securing insurance coverage to protect Association assets.
  • Operation of the Walnut Creek swimming pool, playground, & tennis courts.
  • Enforcement of deed restrictions as described in the Walnut Creek Declaration of Restrictions.
  • Sponsoring Walnut Creek social events.

Like any organization, the Walnut Creek Homes Association requires funds to perform its activities.  Funding is provided through homes association dues which are assessed to the owner of each property in Walnut Creek.  By accepting a deed to property in Walnut Creek, each property owner agrees to pay the Association's annual assessment..

The Walnut Creek Homes Association annual dues are $250. 

The dues collection process operates as follows on a yearly basis:

  • December 1st -- Annual Dues Statements for the coming year are sent to all residents.
  • January 1st -- Dues are to be paid in full unless an extension is authorized by the Board of Directors.
  • February 1st -- Reminder notices for outstanding dues are sent to owners who have not paid their annual dues, and a $25 late fee is assessed.
  • March 1st -- A second $25 late fee is assessed and owners who have not paid their annual dues are notified by certified mail that they must pay the annual dues in full or a lien will be placed on their property.
  • April 1st -- The Board of Directors authorizes liens to be filed on properties for which owners have not paid annual dues, and a $150 lien fee is assessed.

In order for the Association to fulfill its responsibilities to the residents of Walnut Creek, it is imperative that all property owners pay their annual dues in a timely manner.  Failure to pay annual dues will result in a lien against the property and may result in loss of access to community amenities such as the pool, tennis court, and playground facilities.
